Q: Is there a timeframe for building? A: No. Q: What are all the supplemental designs about on the TECH & PRICES pages? A: The designs shown are septic designs systems for up to seven bedroom homes. Yes, of course, fewer bedrooms is not an issue. The systems herewith enclosed were recommended and approved by the state of Vermont.The subdivision is fully permitted and the land is ready for the building process.Furthermore, the designing engineer is in the area and accessible to answer any ensuing questions. For transparency purposes, we provide you with all the technical information.
Q: Why are the building envelopes recessed in the back instead of up front? A: They are set back to protects the 180 degree view of everyone. Dexter Mountain Estates is about spectacular views that remain protected. Being recessed also provides privacy. This will become very obvious when you visit.
Q: What is to happen with the land out front or behind the building envelope? A: As you wish: pool, tennis courts, grow produce, hay or any combination or other. Only view blocking structures are not permitted out in front. Q: What do you find in the surrounding areas? A: Rolling hills with large family farms and new homes in the countryside. Glover has three beautiful, peaceful lakes. Q: Can you tell us about the climate? A: Summer days are warm, nights are cool. Winters are not as cold as years ago albeit, Jay Peak (the center point in the gallery) hosts one of the largest seasonal snow totals in the northeast.

Q: What is driving and access like on the mountain? A: The school bus passes the subdivision. Bus routes are plowed first. Your own access into the subdivision is easy once your driveway is installed. The grade is level to gently rising. See Protective Covenants.
Q: Can we build up on the higher fields of Lots 3 & 4? A: Yes, albeit you would need to extend the septic pipes to the State approved sites which are down near to the entrance. Building in the lower field would be more practical. One or both scenarios are feasible.
Q: Do you have information on the septic design? A: The system recommended and approved by the Vermont Department of Soil Conservation is the presby system. www.presbyenvironmental.com See Tech page.
Q: Could you clarify the utility situation? A:The power company, Vermont Electric COOP, has approved the installation of Primary Power to all five lots and Verizon has taken over the installed underground utility pipes. Both utilities have been installed to all five lots and the appropriate easements have been recorded. From there, it is up to the individual lot buyer to contact the utility companies and install (at the buyer’s expense) the utilities out to the building envelope home sites. Please note that the Protective Covenants and survey maps also indicate the path for installation.
Q: Where is shopping? A: Currier’s in Glover. Barton, which is three miles away, has additional shopping and a pharmacy. Not far beyond by Interstate 91 are Lyndonville, St. Johnsbury and Newport, Vermont with stores, restaurants and hospitals.
Q: Mail Delivery? A: The mail will be delivered to your Glover address. Q: What about sanitation pick-up? A: Sanitation pick-up arrangements are private. There are several options available.
Q: What about the maintenance of the main road leading into the subdivision Dexter Mountain Estates? A: The road has been massively built to begin with and will need only seasonal maintenance as all gravel roads may need. An Association of landowners will need to address that issue. Q: The survey does not show an access point to the upper fields for Lots 1 &2. Where are they? A: Kindly view picture #13 in the Gallery. At the left end of the upper field, you will see what looks like a small opening in the tree line. Once you are there, it's a large opening with a pre-existing old farm road leading to the top of Lot #2 - Easy access! As for Lot #1: We are in the process of designing the engineering for a roadway leading through the left side of the lot, across a brook and into that upper lot.
Q: Can homes be built up on Lots 1 & 2 - other usage? A: The short answer is yes - albeit, once you visit the property you will see that the lower field option is the place to build. The upper areas of Lots 1 & 2 have rock to contend with. The upper fields of Lots 1 & 2 are ideal for gazebos and other usage. The views are breathtaking. A painter's or craft person's delight!
